The Inspiration
We are proud to introduce our current development project; The Cormorant is a prestigious riverside villagescape in the sleepy, pretty village of Golant. This collection of nine architect-designed homes sits alongside the river Fowey and is due for completion Summer 2022. Rarely does an opportunity arise for homes with such stunning views.
Creative Director John Orriss explains the vision:
“Green and Rock’s story with the Cormorant started at the end of 2017 when Will and I visited what was then a hotel in the beautiful Cornish village of Golant. We struck up a good relationship with Mary the owner (who wanted to retire) and a plan was agreed to look at options to redevelop the hotel.
We knew the moment we saw the stunning Fowey river views from the Cormorant that we had to do everything possible to create stunning homes in the location, whilst also being super-conscious of the beautiful environment. We enlisted the help of our architects Charles Mador and landscape architect Richard Sneesby, and with good support from Cornwall’s Design Review Panel of experts, we proceeded to design what we believe will be a very special place to live.”
The Location
Golant is a waterside village on the West bank of the river Fowey with a friendly village pub, a plethora of riverside and woodland walks and a heart-filled community spirit. The historic harbour town of Fowey is just 4 miles away by road (or 2 by boat) with its independent shops and delicious eateries. The Cormorant sits right alongside the famous Saint’s Way which takes 30 minutes to reach Fowey by foot. The village also has a renowned rowing and canoe club, and a stand up paddleboard and kayak centre for those with a penchant for watersport adventures.
Each property harnesses a luxury pared-back design with eco credentials and individual design features to suit you and your family. Think landscaped gardens and terraces and houses interspersed with cobbled walkways to create a sense of a true Cornish village. We have also just appointed Ben Barrell, a world-renowned Cornish sculptor to design an exclusive sculpture to be located in the grounds of the development.
The Homes
The homes will showcase traditional block and beam construction with slate roofs, Siberian larch shadow gap cladding, limestone tiles, luxurious bathrooms and open-plan living spaces flooded with natural light. Kitchens showcase a bespoke design (courtesy of the talented craftsmen at Duchy Kitchens) and come in your choice of colour and finish, with instant hot water taps and other luxury design features to make life just that little bit easier.
Each bathroom at The Cormorant boasts Lusso Stone tubs and polished concrete floors to create a beautiful interior with lashings of style. The houses will be equipped with mechanical and ventilation heat recovery systems which filter in fresh air and eliminate the stale air, recovering heat in the process. Each will be fitted with modern electric air source heating with underfloor heating throughout. Owners can select the option for solar heating also to further minimise their carbon footprint.
